Home Inspections

Home inspections are the root of our business. We take great pride in our service record. Because we believe in the Standard Operating Procedures and the Code Of Ethics we use in our business, it's very important that we provide our best service possible to our customers. We continue our education through various methods in order to remain on top of the changing industry. This may sound a little corny, but at the end of each inspection I ask myself a simple question. "Would I allow one of my daughters to buy this home based on my inspection". I use this as a policing method to make sure that I have looked at every item completely. I have completed all the education and inspection requirements to be a Certified Master Inspector and as soon as I complete my application, I will have that endorsement from InterNACHI. I enjoy providing the best possible service to my customers and would greatly appreciate the opportunity to work for you.

Radon Testing

Certified through Kansas State University for testing of radon gas.
Radon testing is done through a very strict set of standards. We use high quality continuous radon monitors that are calibrated yearly. These monitors are also checked for reliability throughout the year,
A radon test for the purpose of a real estate transaction requires 48 hours of continuous operation. A typical radon test will cost $100.00, when done with a home inspection. We are currently licensed in South Dakota, Iowa and Nebraska for radon measurement.

Pest Inspections

Our pest inspection process is complete. We inspect areas of the structure that typically show signs of wood destroying insects or activity. We also report on any signs of things that "may" attract wood destroying insects or fungi. Of course, just like a home inspection, these areas will have to be accessible. A pest inspection, in short, covers the outside of the home from top to bottom and the inside from top to bottom. Knowing what insects desire and the training we have taken allows us to recognize the signs of wood destroying insects and fungi. We are currently licensed in SD for pest inspections.

Mold Inspections

Mold inspections can be done through us at several different levels. Many times, customers just want to know if a substance is "mold" or not. This is a "limited mold inspection". A swipe test will be done to verify if the matter is mold or not. A complete mold inspection involves checking the entire structure for possible mold and can get quite expensive depending on the amount of test samples taken.

Thermal Imaging

We offer thermal imaging to our list of additional inspections. Many inspectors add this into their home inspections, and in doing so, increase their price. We will offer this as an option to your home inspection. Yes, this device can do many valuable things in a home inspection, such as, locating water leaks that otherwise would not be visible to the naked eye or moisture detectors at that time, insulation gaps, electrical issues, leaks around windows, doors and many other things that this camera can show. We believe that this will provide valuable information for our customers.

The photo above is a basement with carpeting. This shows not only the large amount of moisture in the carpet, but also the moisture being wicked up into the walls. A simple moisture meter may not detect the moisture inside the wall.
